Choosing the right Real Estate agent to sell your home is an important step in a successful sale. It’s a big decision and can be a little daunting, especially if you’re a first timer. To help guide your decision here are a few tips to think about when choosing the right real estate agent for you from iThink Property’s Trent Quinn.

 

RESEARCH

“Do your research and find a few of the agents in your area that have got a track record for performing.” Trent advised. Have a look into similar properties around your area and see how they have performed. There are so many different agencies to choose from so make sure you do your research and get an insight into how they work.

 

TEST THE WATERS 

Once you’ve done your research shortlist a few agents and test them out. That doesn’t mean just ask them to come around and do an appraisal on your property because “if it simply came down to which agent tells you the most that you’re house is worth, I’ll tell you it’s worth 10 million every time.” Trent added. The best way to do it is to visit a few open homes of the agents to see them in action.

 

“You want to know how they operate because if you go to an open home as a buyer and the agent hasn’t given you 2 seconds, doesn’t want to know you and they’re in too much of rush to get to their next appointment well is that the person you want representing your biggest asset in the market?” Trent suggested.

 

CHEAPEST ISN’T ALWAYS BEST

It always sounds good when one agent says they will sell your property at a cheaper rate but just like when someone tells you your house is worth the most it’s not always the best idea to instantly choose them.

 

“If you’re going for the cheapest agent out they will work on a volume theory, they don’t care about your place because you’re just one of the myriad that they’re trying to move. Whereas if you get the agent that invests in the process, that has got a track record in your area, with proven sales results well nine times out of ten they’re going to be you’re best bet. They are also likely to work to achieve the best possible price for your property as well.”
