The journey to finding the perfect property can be both exhilarating and daunting. Whether you’re in pursuit of your forever home or a real estate investment opportunity, the process of viewing properties is a crucial step that can determine the course of your financial and personal future.

WHAT YOU NEED TO KNOW ABOUT THE NEW QUEENSLAND HOUSING LEGISLATION

If you are a tenant or landlord living in Queensland the way in which properties are managed is about to undergo significant change. The Housing Legislation Amendment Bill 2021 was last year passed by the Queensland Parliament and it has provided some key amendments to the current Residential Tenancies and Rooming Accommodation Act 2008.

WHAT IS A MONEY MINDSET?

Show me the money. It’s what we all want. Right? Well, it’s also what we need with the cost of living increasing interest rates on the rise. Increasing our income in the current climate is important, but easier said than done. I know that, but what if I told you, or more importantly, my guest today told you that a simple shift in your mindset could help you achieve more financial abundance than you ever thought possible. Sounds too good to be true. Well keep reading. Have you ever thought about your relationship with money now?

THE ART OF NEGOTIATION IN REAL ESTATE

If you are a parent, then there is every chance you have well and truly mastered the art of negotiation. Trying to get your toddler to avoid a massive tantrum in the supermarket because they desperately want one of the carefully placed chocolates or toys at the checkout. You know the ones placed strategically just at their eye level, you never even noticed them before kids, stopping that meltdown requires a superhuman negotiation effort.

SO, YOU WANT TO WORK IN REAL ESTATE, WHAT NEXT?

You’ve thought about working in real estate. Maybe you’re attracted by the opportunity to earn good money, the flexibility of hours, the connections you get to make or you simply love property. Whatever it is that has attracted you to the real estate industry, it is a good thing. I love working in real estate! But working in real estate isn’t for the faint hearted. Like any job you take the good with the bad, and a career in real estate can be extremely rewarding in terms of providing a challenge, offering career growth and of course there’s the lifestyle and financial freedom that comes with it as well. Let’s not shy away from the fact though, that all of the good stuff comes with plenty of hard work. You’re going to need to roll your sleeves up and get busy.

WHY YOU NEED AN ANNUAL LIFE AND BUSINESS PLAN! 

I’m going to preface this blog by saying please do as I say, not as I did in the early days of our business. If I’m honest, I wasn’t always a planner, especially for business. In the early days of our Real Estate business, we kind of just winged and said yes to any opportunity that came our way. Starting a rent roll and running a business wasn’t really in my life plan at the time, heck I was going to be a TV presenter! So ,while it worked to a degree for us in the early years, there was a lot of blood, sweat, tears, hard work and rock bottom moments that went into our ‘no planning required’ approach. I guess it was ok as there was only really three of us in the business at that time and we were all simply flying by the seat of our pants. Hanging with bated breath that no sales contracts fell over or we were going to struggle to put food on the table that week, I’m not even exaggerating.

‘CHAOS TO CALM’ – SO, YOU THINK YOU CAN’T MEDITATE?

If you’re anything like me, maybe you’ve told yourself things like this before when it comes to meditation. ‘I can’t meditate’, ‘my mind won’t switch off’, ‘I can’t sit still that long’, or ‘meditation just isn’t for me’. Meditation certainly isn’t for everyone, but if you are feeling stressed or anxious, it is honestly one of the best ways to regulate your nervous system and reset your body. Take it from me, I’m a massive convert. I practice meditation daily, sometimes it might only be for 10 minutes, sometimes more, sometimes I sit on my floor, other times I’ll stop in the park or sit by the beach. I really don’t care what people think of they see me sitting or lying somewhere, I’ve learnt to completely zone out and turn my incessant chatter inwards. It’s in those moments of quiet I often have my best ideas, I find solutions to my biggest problems and let my poor overworked nervous system take a well earned breather.
