However, there are a couple of questions we get asked at each and every appointment, so to make your life easier, whether it be as an agent answering these questions, or a vendor dying to know the answers, here is a breakdown of the top FAQ’s our agents get asked.

Starting with the obvious, “What is my property worth?”
ANSWER:
As real estate agents we are not here to guess the price of your property, but instead we work to achieve you the highest price possible. In saying that, we do have a rough idea of where to price to property to ensure it is favourable in today’s market.
QUESTION: What is the best way to sell my property?
ANSWER: We offer two methods of sale, private treaty or auction. At iThink Property we are leaders in the auction game and we believe that under these terms and conditions we can sell your property both quickly and for a premium price. QUESTION: How long will it take to sell my property?
ANSWER: It come down to the way your property is priced in the market. If you enter the market with a realistic idea about the price you will achieve and you price the property correctly to begin with, there is no reason why your property shouldn’t sell within the first four weeks of the campaign (the most crucial period). Any time beyond this 4 weeks, the property will start to go stale and will not attract the buyers you are after.
QUESTION: When is the best time to sell?
ANSWER: Right now! If you are selling or thinking selling, now is the time to pull the trigger. Typically you buy and sell in the same market, so essentially you don’t go forwards or backwards.
QUESTION: What improvements do I need to make before taking my property to the market?
ANSWER: This comes down to the individual property. We will discuss this with vendors after inspecting the property. In some cases, improvements can be beneficial, but with
anything in real estate you are looking to maximise your return on investment, so if the improvements will result in a better price, we will recommend it. However more often than not, you are better off leaving the property as is to save yourself from over-capitalising.

QUESTION: Why should I list my property with you?
ANSWER: As an agent, this is where you really want to sell yourself! Talk about your achievements and experience (days on market, recent sales, leverage over the competition, what you can offer that is different). As a vendor, you will want to be doing your research to find this information out! Also ask yourself, are you building a good rapport with this agent?
QUESTION: Are you negotiable on fees? And how do you justify what you charge for commission?

ANSWER: YES! It is absolutely integral that you invest in marketing. In 2020 there are more than one platform to advertise your property and they all have their place.
